How much does new flooring cost in Toronto?

Accepted Answer

Cost is driven by four things: the material you choose, how much preparation the subfloor needs, whether the old floor has to come out, and the trim and transition work around the edges. Two quotes for the same room can differ by thousands because one includes levelling, disposal and baseboard and the other does not. We price those as separate lines so you can compare quotes on the same scope instead of on a single number.

Do you charge for a quote?

A measure and written quote for standard residential work is free. We come to the property, measure, check the subfloor and give you the price in writing. Where a job needs destructive investigation, such as opening a floor to assess damage, or a full moisture test programme on a slab, that is chargeable work and we tell you the cost before we do it.

Which flooring is best for a Toronto basement?

Accepted Answer

Vinyl plank, tile and engineered hardwood are the three that work reliably below grade. Solid hardwood does not belong on a basement slab here, and laminate is a gamble because of its fibreboard core. Whatever you choose, the slab gets moisture tested first, because that reading decides whether the assembly needs a vapour retarder or a mitigation coating.

Can my existing hardwood be refinished instead of replaced?

Very often, and it is usually the better value. Solid three quarter inch hardwood can take several sandings across its life. Engineered flooring depends on the thickness of its wear layer. We measure at a vent, threshold or removed board and give you a straight answer, because sanding through a thin veneer is not repairable.

What does my condo require before flooring can go in?

Most Toronto condominium declarations set a minimum acoustic rating for hard surface flooring and require the corporation to approve the assembly before installation, often with a data sheet submission, a certificate of insurance and booked elevator and loading dock times. Send us the flooring section of your building rules and we will build to that specification and prepare the paperwork.

How long will the work take and can we stay in the house?

Prefinished flooring installs fast, and most single floors are a matter of days. You can usually stay. Site sanding and finishing is the exception because of dust, odour and cure time, so we plan it room by room and tell you which areas are out of use and when furniture and rugs can return.

What about asbestos in old flooring?

Accepted Answer

Nine inch vinyl tiles, some sheet flooring backings and the black cutback adhesive under them, in buildings from before the 1990s, can contain asbestos. It should be tested before anyone disturbs it, and its removal is regulated work in Ontario. We do not sand, grind or scrape unidentified old flooring, and we will tell you when testing is the next step rather than guessing.

Do you move furniture and take the old floor away?

Accepted Answer

Removal and disposal of the old floor is a line in the quote so it is never a surprise at the end. Furniture moving is quoted where you want us to do it, and we are clear about what we will not move, such as pianos, large aquariums, wall-mounted televisions and anything needing an appliance disconnection.
